I was quite concerned that this hotel has been able to gain a 3* status. The hotel room was not clean, in particular the toilet had been left with human excrement around it and the bedding was torn. At breakfast we were told that certain elements of the menu were not available and when we requested toast we were given 4 small triangles between 4 people! I appreciate this is a budget accomodation but even so I think it should meet a certain standard. I would not recommend this hotel or visit it again.
 

Built by the renowned Scottish architect Piries in 1845 and renovated in 2006, the hotel is a Grade II listed Victorian building consisting of three separate townhouses, with 32 en-suite guest rooms, a reception lobby and a fully licensed Residents & Non-Residents bar. The hotel's aim is to make its clients' stay in Scotland as comfortable and relaxing as possible with all the modern conveniences in a traditional Scottish atmosphere.

  Being located conveniently close to the main shopping area (Princes Street) and the financial quarter (the Royal Mile) of Edinburgh makes this hotel the ideal base for both business and leisure travellers. The hotel is within walking distance of Edinburgh Haymarket train station, Edinburgh International Conference Centre as well as a variety of restaurants, pubs and clubs. Edinburgh Airport, Edinburgh Waverley train station and St Andrew's Square bus station and all of the major motorway networks are all located near to the hotel.

From Edinburgh Waverley Train Station: once out of the station cross Waverley Bridge and turn left upon reaching Princes Street. Walk down Princes Street, Shandwick Place and West Maitland Street until you reach Haymarket Terrace. Coates Gardens is on the right hand side across the road. By Bus: a majority of local bus services as well as airport bus 100 and the Inter-City bus services to Glasgow, Inverness, etc. all stop at Haymarket Station, a 2-minute walk from the hotel.
